We are an 11-year-old real estate company that helps people in Spokane, Washington sell their homes by owner. We will be automating several parts of our website in the next few months and we'd like to start with a fresh web 2.0 style home page and carry that look through to other parts of the site in the header. The layout of our home page at http://www.spokanebyowner.com isn't bad; we are open to a similar layout or something new. I like this look (without the flash): http://healthychild.org/main/ down the road after we are set up with a database, I'd like to incorporate the concept of "__ easy steps." We just don't know how many steps it will take until we have the programming done, but would like to have that "feel" and be able to start the transition with the homepage and page headers.
Our target audience are home owners in Spokane, Washington, USA that are considering selling their home and indirectly, home buyers that are interested in buying a home in Spokane, WA. Our clients are the sellers. That's who we work with directly. The sellers (our clients) are trying to attract buyers to their property ads on our website, so indirectly we need to attract the buyers as well.
Many of our customers aren't computer savvy and don't know the difference between the address and search bar on their browser or how to attach a photo to an email, so we would like to keep things very simple with a clean look.
Format should be a layered Photoshop PSD file, 800 pixels wide..

Page Elements to Include: Logo, Title: Spokane Real Estate, subtitle: Spokane Homes For Sale By Owner, Navagation: Home, Sellers, Buyers, About, Quick Search (we are eliminating commercial & rental, privacy link can go to the footer.)
I like the idea of a pull down menu (for Quick Search) that jumps buyers to the page for that area of town.

Page Header Requirements:
Doesn't have to be identical to the same section on the home page, but should follow the same theme. Should include navigation & space for page title. The address of the property goes in the header (as the page title). Example: http://www.spokanebyowner.com/325
